What "controlled" actually means
Demolition in the UAE is heavily regulated — and rightly so. Liberty's controlled demolition methodology covers every step from first survey to landfill receipt:
- Pre-demolition survey for asbestos, lead, hazardous materials, structural condition
- Engineered sequencing — top-down, element-by-element, structural review at each stage
- Service disconnection — DEWA, ETISALAT, du, district cooling, gas all formally disconnected before any breaking
- Vibration & dust monitoring with logged readings throughout
- Source-separated waste streams — concrete, steel, timber, plasterboard, hazardous all segregated
- Documented diversion-from-landfill — typically ≥ 85%, with weighbridge tickets to prove it
Project types we handle
Villa demolition
Standalone homes 2,000–10,000 sqft. Typical 1–3 weeks site work. Common in Jumeirah, Umm Suqeim, Al Wasl, Mirdif, Khalifa City — wherever owners are knocking down for rebuild.
Commercial & mixed-use buildings
G+1 to G+12 demolition. Top-down with long-reach excavators above grade, mini-excavators on floors. Adjacent-building protection, scaffolding, hoarding mandatory.
Strip-out & soft demolition
Interior demolition for fit-out turnover — partitions, ceilings, MEP, finishes — leaving structure intact. Common in retail and office churn.
Industrial demolition
Warehouses, factories, fuel stations. Specialist asset recovery (cranes, mezzanines, racking) before structural takedown.
Selective & partial demolition
Removing wings, top floors, or specific bays of a building that's continuing in use. Highest-skill demolition work — every cut is engineered.

Asbestos abatement, contaminated soil, neighbour-protection scaffolding and night-shift work all add to baseline. Waste-recycling rebate (steel scrap value) typically returns 5–15% of project cost.
